PTAC Unit Installation & Service
in Omaha, Nebraska

Packaged Terminal Air Conditioners — commonly called PTACs — are self-contained heating and cooling units that install directly through an exterior wall. If you’ve ever stayed in a hotel and adjusted the unit under the window, you’ve used a PTAC. But these units aren’t just for hotels — they’re a practical, efficient solution for apartments, room additions, sunrooms, in-law suites, and any space where a traditional HVAC system isn’t available. Midlands Heating & Air installs, replaces, and services PTAC units throughout Omaha and the surrounding area.

What Is a PTAC Unit?

A PTAC is a completely self-contained HVAC unit housed in a metal sleeve that passes through an exterior wall. The front portion (indoors) contains the air handler, controls, and filter. The rear portion (outdoors) contains the compressor and condenser. Because everything is in one package, there are no refrigerant lines to run, no ductwork required, and no outdoor unit to find space for.

Most PTAC units offer both cooling and heating — electric resistance heat, heat pump heating, or both — giving you year-round climate control from a single unit.

Where PTACs Are Commonly Used

  • Apartment units and multi-family housing
  • Room additions and sunrooms
  • In-law suites or basement apartments
  • Small office spaces
  • Spaces being converted from unfinished to finished
  • Rental properties where individual unit control is desired
  • Replacement of existing PTAC units in older buildings

PTAC vs. Mini Split — Which Is Right for You?

  • Choose a PTAC if:

    • You’re replacing an existing PTAC unit (the wall sleeve is already there)
    • You want the lowest upfront cost for a single-room solution
    • You’re outfitting a rental property and want simple, tenant-operable controls
    • You prefer a unit that requires no outdoor compressor pad or wall bracket
  • Choose a Mini Split if:

    • You want higher energy efficiency (mini splits typically outperform PTACs
    • Quieter operation is a priority (mini splits run much quieter)
    • You want to heat and cool multiple zones from one outdoor unit
    • Aesthetics matter — mini split indoor units are sleeker and wall-mounted higher

PTAC Heating Options

  • Electric Resistance Heat

    Electric Resistance Heat

The most common and least expensive PTAC option. Works like a large space heater — simple and reliable, but more expensive to operate than heat pump options.

  • Heat Pump PTACs

    Heat Pump PTACs

Heat pump PTACs are significantly more efficient for heating in milder temperatures. They use the same refrigerant cycle as the cooling mode, reversed — moving heat from outdoor air into the room rather than generating heat electrically. For Nebraska winters, a heat pump PTAC may need supplemental electric heat when temperatures drop very low.

  • Hydronic/Gas Heat Options

    Hydronic/Gas Heat Options

Some commercial PTAC configurations connect to building hot water or gas systems for heating. These are more common in larger multi-unit buildings. Contact us if you have an existing hydronic or gas-connected system that needs service.

PTAC Installation

Installing a new PTAC in a wall that already has a sleeve is straightforward — we remove the old unit, slide in the new one, and connect power. Installing a PTAC in a new location requires cutting a wall opening and installing the sleeve, which our team handles professionally and cleanly.

Most PTAC units run on 208/230V dedicated electrical circuits. We verify your electrical capacity and can coordinate electrical upgrades if needed.

PTAC Repair & Replacement

Common PTAC problems include refrigerant leaks, compressor failures, fan motor issues, drain pan overflow, control board failures, and reduced heating or cooling capacity due to dirty coils. Because PTACs are self-contained, repairs sometimes cost more than replacement — especially on older units. We’ll give you an honest comparison so you can make the right call.

If your PTAC unit is more than 8-10 years old and needs a major repair, replacement often makes more financial sense, especially with newer units offering better efficiency and quieter operation.
